How long will it take?

This is a hard question t answer, but in short, a general basic garage conversion can be completed in 10-14 working days.

Is planning permission needed?

When converting your garage planning permission is rarely needed. But we always advise our customers to phone there local authority before work commences to check that there are no covenants on your property or in the area, where planning permission may be required to convert your garage. If you do need planning permission don’t worry we can take care of everything on your behalf.

What works are included in the price?

We undertake the following:

  • Submit building notice and deal with inspectors
  • Cover drive and supply skip
  • Remove existing door and frame
  • Dig footing to the front of the garage and supply and fit 1 no 150 x 100mm pre stressed concrete lintel
  • Construct cavity wall in selected regrades to damp proof course with all brick work above ground level on outer walls to match existing facing walls
  • Supply and fit window to match existing
  • Supply and fit window board
  • Create opening from house to garage
  • Supply and fit 1 no matching internal door to opening
  • Supply and fit polythene radon/ damp proof barrier to walls and floor
  • Supply and fit new insulated floor
  • Supply and fit 1 no radiator
  • Supply and fit 4 no double sockets
  • Supply and fit 1 no ceiling rose and switch
  • Batten and insulate all exterior walls
  • Supply and fit plasterboard to all walls and ceiling where necessary
  • Plaster all walls and ceiling where necessary
  • Supply and fit skirting and architrave
  • Make good all disturbed areas and clear away rubbish
  • Jet wash drive
  • Gain final building certificate
  • Provide company 15 year guarantee

Can you decorate the room after?

Of course, and we will carpet it, fit laminate, tile it or fit vinyl flooring such as Karndean or Amtico. Just tell us what you want during our survey and we can build that into your quote. We also have partnerships with soft furnishing and blind companies should you require them.

Can we visit a conversion you have done to see how good it is?

We shall need to request permission from one of our clients, but viewing another conversion we have done should not be a problem.
