An open plan kitchen extension can transform the way a home feels and works. For many homeowners in Bromsgrove, the kitchen is no longer just a place for preparing meals. It has become the centre of family life, a space for entertaining, working, relaxing, and spending time together. That is why open plan kitchen extensions are such a popular choice for people who want more space without the disruption of moving house.

When planned well, this kind of extension can make a property feel larger, lighter, and much more practical. It can improve the flow of the home, create a better connection to the garden, and give you a layout that suits modern living. For anyone thinking about extending their property, the key is to understand how the design, build, and budget all fit together before work begins.

Why open plan works

One of the main reasons homeowners choose an open plan kitchen extension is the sense of space it creates. Traditional layouts often separate the kitchen from dining and living areas, which can make the home feel smaller and less social. Opening up these spaces allows the whole area to feel more connected and easier to use.

An open plan layout is also ideal for family life. It makes it easier to cook, supervise children, talk to guests, and move between areas without being cut off from the rest of the house. For busy households, that flexibility can make a big difference to everyday life. It can also make entertaining much easier because the kitchen becomes part of a larger, more welcoming space.

Natural light is another major benefit. By extending the rear or side of the property and adding larger windows, glazed doors, or roof lights, you can brighten the room and make it feel more open. This can completely change the atmosphere of the home and create a much more pleasant place to spend time.

Planning the layout

A successful open plan kitchen extension starts with a good layout. It is important to think carefully about how the space will be used on a daily basis. The kitchen area should be practical for cooking and storage, while the dining and living zones should feel comfortable and easy to use. Even though the spaces are open to one another, they still need to be well organised.

Many homeowners choose to include an island or peninsula in the kitchen. This can provide extra worktop space, storage, and a place for casual seating. It also helps define the kitchen area without putting up walls. The position of appliances, sinks, and preparation areas should all be considered early, because these details can affect how efficiently the whole room works.

It is also worth thinking about how the extension connects to the rest of the house. If the new space opens directly from an existing hallway or dining room, the transition should feel natural. The aim is to create a seamless flow rather than making the extension feel like a separate add-on.

Design features to consider

There are several features that can make an open plan kitchen extension more successful. Large glazed doors are a popular option because they connect the home to the garden and bring in more daylight. Roof lanterns and skylights are also useful, especially in extensions where side walls or nearby buildings limit the amount of natural light.

Flooring is another important design element. Many people choose one flooring material that runs through the full open plan space to create a sense of continuity. This can make the room feel larger and more cohesive. Lighting should also be planned carefully. Since one large room is often used for different purposes, combining task lighting, ambient lighting, and feature lighting can help make the space flexible and comfortable at different times of day.

Storage should not be overlooked either. Open plan spaces can quickly feel untidy if there is nowhere to keep everyday items. Good kitchen design should include enough cupboards, drawers, and hidden storage to keep the room clean and organised. That is especially important when the kitchen, dining, and living areas all share the same space.

Cost and budgeting

The cost of an open plan kitchen extension will depend on a number of factors, including the size of the extension, the complexity of the work, and the quality of the finish. A straightforward single storey extension will usually be more affordable than a larger or more complex build, but the final cost can still vary quite a bit depending on the specification.

Structural work is often one of the biggest cost factors. If walls need to be removed to create the open plan layout, steel beams or other support systems may be required. Plumbing, electrics, heating, insulation, and glazing all need to be included in the budget too. The kitchen itself can also range from a modest fitted design to a high-end bespoke installation, so it is important to be clear about what level of finish you want.

A good budget should allow for both the build and the internal fit-out. That means thinking beyond the shell of the extension and considering cabinets, worktops, flooring, lighting, decorating, and any additional features you want to include. It is also wise to keep a contingency amount aside in case unexpected issues arise during the build.

Permissions and regulations

Before starting any extension project, it is important to check whether planning permission is needed. Some open plan kitchen extensions may fall within permitted development rights, depending on the size and location of the build. However, not every property will qualify, and there may be restrictions that affect what can be done.

Building regulations will also apply to most projects. These cover important areas such as structural safety, insulation, ventilation, fire protection, and drainage. Even if planning permission is not required, the extension still needs to meet these standards. This is why proper planning and professional guidance are so important from the beginning.

Homeowners in Bromsgrove should also think about how the extension will affect the existing home during the build. If the kitchen is being removed or altered as part of the work, there may be a period where cooking and day-to-day routines are more difficult. Planning ahead can help reduce disruption and make the project easier to manage.

Working with the right builder

Choosing the right builder is one of the most important parts of planning an open plan kitchen extension. When homeowners are making a major investment in their property, they want to work with someone who understands the process, communicates clearly, and can deliver a high-quality finish from start to finish. That is where DM Property Services can make a real difference.

As a Redditch-based builder working across Bromsgrove and the wider Worcestershire area, DM Property Services is well placed to help homeowners create open plan extensions that suit both their property and their lifestyle. Every home is different, which means every project needs a practical approach rather than a one-size-fits-all solution. From the first conversation through to the final stages of the build, the right builder should make the process feel organised and manageable.

A good extension project depends on experience, attention to detail, and strong project management. At DM Property Services, the focus is on helping clients make the most of their space while keeping the build as straightforward as possible. That includes understanding the property, planning the work properly, and ensuring the finished result is both functional and attractive.

Communication is also essential throughout the project. Homeowners should feel confident that their builder is easy to reach, clear about progress, and honest about what can be achieved. By working with DM Property Services, clients can expect a more personal service that keeps their goals in mind at every stage. That kind of support can make a big difference when turning an idea into a finished open plan kitchen extension.

Making the most of the space

Once the extension is complete, the goal is to have a room that works better for your lifestyle than the old layout did. That means thinking carefully about how you use the space every day. If the kitchen is the heart of the home, then it should support everything from quick breakfasts to family dinners and relaxed evenings with friends.

You may want to think about practical details such as where the dining table will sit, how traffic will flow through the room, and whether you want quiet seating away from the cooking area. These small details often have a big impact on how enjoyable the space feels. The best open plan kitchens are not just stylish, but genuinely useful for the people living in them.

It is also worth remembering that a well-designed extension can add value as well as comfort. Buyers often respond well to bright, spacious, and flexible living areas, especially when the layout feels modern and well thought out. A good open plan kitchen extension can therefore be a long-term improvement, not just a short-term upgrade.

Conclusion

Planning an open plan kitchen extension in Bromsgrove is a smart way to create a more practical, social, and attractive home. It can improve natural light, increase usable space, and give you a layout that suits the way you live now. With careful planning, the right design choices, and a builder who understands extension work, the result can be a space that feels both modern and timeless.

For homeowners looking to improve their property, an open plan kitchen extension offers a strong balance of comfort, style, and value. It is one of the most effective ways to transform a house into a home that works better every day.

Dan and his team created us a separate walk in shower. We were nervous about getting the right tradesperson to do this as we knew the importance of angling the tiles correctly to ensure the right ‘fall’ of the water. The whole process from start to finish was seamless, Craig was a pleasure to have around and clearly very skilled in his trade; how he did such complicated cuts for the floor I’ll never know! He tanked the entire area, sorted the drainage, laid the tiles and grouted them perfectly. A year on, and we’ve had no issues whatsoever! My husband has recommend Dan and the team numerous times since, and has always had excellent feedback from the people who have used him.

Danny and his team were the main players and stars of the production called “ The Barn - what the hell have we done! “ show , featuring the transformation of a barn and garage conversion Thankfully the production was well planned and executed with professionalism and a huge dose of much needed humour, support and honesty . Expert advice coupled with the inevitable set and script changes ( plus cake) resulted in a home we are utterly delighted and completely love! Special thanks to Danny for playing the role of “Boss “, not forgetting Chris “I’m on a diet but not today” and Whitey for his role of Chief of chucking out everything, including the stuff you need ! 😝 Seriously if you’re looking for a builder with a wealth of experience look no further than DM Property Services !

After glowing reviews from my parents who had a significant project competed by Dan and his team, I knew I would be in safe hands for my period property renovation. We decided to completly redo our entire downstairs, including new windows, bespoke book shelfs, flooring, knocking the kitchen wall through, removing and replacing the kitchen, the list goes on. Dan and his team provided sound advice and expertise throughout the project, often explaining how and why things were being done in a certain way. Mine and my fiancé's views were taken on without question, and the team often went above and beyond to provide a level of quality and finish. As this was the first of many major works, we will be going nowhere else to realise our property dream! Can't thank Dan and the team enough.

This company recently completed a ground floor extension for us, comprising of a large utility room, a small fourth bedroom and an enlarged downstairs hall and cloakroom. We are very pleased with the end result which we consider to be a high quality end product which was delivered for a fair price - and that price being exactly what was agreed and contracted up front. Absolutely no nasty surprises along the way, which we have certainly experienced with certain other builders in the past! Dan Mcentee is the principal of a firm small enough to care, but big enough to get the job done. He project managed a small team of directly employed people as well as bringing in a tried and trusted variety of trade specialists as required. Dan himself was also hands on for a significant proportion of the build, including the creation of bespoke roof trusses on site and fitting out both the utility room and the new cloakroom units. Our property was previously an old agricultural barn and is over 100 years old. Dan went to great trouble to source reclaimed bricks and roof tiles to closely match the existing stock - the end result being that it is very hard to tell that the extension is newly built - exactly what we wanted! He and his team were cheerful, practical, flexible and resourceful. As such, even before the project was concluded, we had no hesitation in recommending this company to both of our sons and their partners. They have since had a variety of internal and external works completed to their full satisfaction at their respective properties in Astwood Bank and Bidford. Finally, can we add that having been lucky enough to have found a capable and reliable builder, as funds become available to undertake further projects, we will have no hesitation in asking D M Property Services to do the necessary work. We won't even bother with our usual three quotes - as we trust both their quality of work and their price point. Thank you Debbie & Keith Waters
